Bookings:
A provisional booking may be made by Telephone, Fax or Email and will be
held for five days pending receipt of a completed Booking Form. This form
must be completed by the designated 'Party Leader' (you) who must be at
least 21 years of age. All future correspondence from the owner (we/us)
will be made to the party leader. Confirmation of your holiday will be
sent in writing on receipt by us of a fully completed booking form and
payments as described below. The issue of this confirmation constitutes a
contract which is governed by English Law.

Only the persons named on the booking
form may occupy the property and any deviation without prior permission
could result in eviction from the property. All persons (including small
children) travelling must be listed on the booking form to comply with
Florida State Law.

Changes made by
you: We will try to accommodate any changes requested by you
after the booking has been confirmed, but the change must not be
considered effective until you have received written confirmation of the
change. We cannot be held responsible for loss of any details via United
Kingdom postal services - if you do not receive any details within a
reasonable time period, it will be your responsibility to check with us
that either the documents will need to be re-sent or that they are still
in transit. Any change regarding a revised rental period MUST involve
taking a new rental period within the same season as that originally
booked. NO CHANGES can be made to any bookings within EIGHT WEEKS OF
DEPARTURE.

Changes/Cancellations made by us: If circumstances beyond our
control should make the rental home unavailable, then we will advise you
as soon as possible. Alternative accommodation of at least a comparative
standard will be offered, or a refund of monies paid, unless the
change/cancellation arises from reasons of 'FORCE MAJEURE' (see note
below)

Clients may gain access to the property
after 4pm (US time) on the day of arrival and the property must be vacated by 10am
(US time) on the day of departure, unless arranged and agreed in writing.
This allows cleaning and preparation for the next guests to take place.

The client agrees to allow the owner or
their agent access to the property in order to carry out essential
maintenance.

No glass, crockery or bottles are
allowed in the pool area, plastic glasses etc are provided for your use.

A non-refundable deposit of
£100/$170 per week is required to confirm bookings. The Balance must
be paid 8 weeks prior to departure date. If booking is made within 8
weeks of the holiday, then full payment must be made at the time of
booking to ensure confirmation of booking. The owners reserve the
right to cancel the booking if payment is not received by the due
date.
In the event of full payment not being made by the due time we reserve
the right to cancel the booking. Any deposits made will be forfeited and
you will be required to pay cancellation charges.

A security
deposit
of £200/$300 is
required along with the final payment. Normally this will be returned
within 30 days after the holiday
less any costs incurred, including, but not limited to: Accidental
damage to the property, Excess cleaning, Loss/non return of keys, Long
distance telephone calls.

Liabilities:
Neither we or the management company accept any liability for acts
of omission of third parties which may prevent or disrupt a client's
booking. The booking contract between you and us is limited to the rental
of the property and associated services only. The information and
descriptions supplied here are believed to be accurate and offered in good
faith. Certain features or facilities may not be available from time to
time due to circumstances beyond our control for which, neither we or the
management company can accept liability. In addition, NO LIABILITY can be
accepted by us or the property management company for any INJURY, LOSS or
DAMAGE to you, any member of your party or any visitor to the rental Home,
arising out of or in connection with: the use of the rental home, the pool
and any shared facilities that you may use during your stay.
All guests are advised
to take out an appropriate travel/holiday insurance before leaving the
UK, as medical costs can be very high in the USA, even for minor
consultations.
POOLS ARE DANGEROUS - IT IS YOUR TOTAL RESPONSIBILITY TO ENSURE THAT ALL
CHILDREN & NON SWIMMERS ARE SUPERVISED AT ALL TIMES WHILST IN, OR AROUND
THE POOL - ACCESS DOORS TO THE POOL AREA SHOULD BE CLOSED WHEN NOT IN
USE - CHILDREN CAN WANDER OFF IN SECONDS, MAKE SURE YOU KNOW WHERE
EVERYONE IS IN YOUR PARTY AT ALL TIMES.
- Guests
are specifically requested not to allow children to play unsupervised in
or around the pool, which is around 6 feet deep at its deepest part.

We, the owners accept no liability
for personal loss or injury to guests whilst at the Villa.
- Written notification must be given by the Main Contact on the
booking form if the booking is to be cancelled. Cancellation shall
be determined by the date that this written notice is received and
it is as follows:-
Cancellation

29-55 days 50% of full payment lost
Less than 28 days No refund allowed

Information,
directions (map) and instructions to gaining access
to the property will be sent to the address given in the booking
form within four weeks of departure.

All bookings
for flights should be handled via your travel agents, who as agents will
handle your Flight bookings and be totally responsible for them. We
cannot be held responsible for any mistakes or changes made to Flight
bookings - this aspect of your travel arrangements will be an agreement
between yourselves and the agent and as such, any complaints or
questions will have to be taken up with them direct and not with
ourselves, as our sole responsibility rests with the rental of the
property and not with any travel arrangements you have made, either
through travel agents or independently.

Property
Liability: Where damage, whether accidental or wilful has been
found to have occurred during a customers stay, and caused as a result of
a customer's or party members actions or negligence, we will take all
necessary steps to recover all costs involved.

Force Majeure : The owners of the property nor their agents will not
be liable for loss or delay due to any of the following:- strikes,
riots, political unrest, hostilities, war or threat of war,
terrorist activity, closure of airports, or any other event beyond
the owners control.
